For most properties with pitched roofs, yes. A roof that looks acceptable from the ground can have cracked ridge caps, lifted shingles, deteriorated flashing, or soft spots that only become visible from above. What exactly does a drone inspect on a home?

Our drone is deployed specifically to inspect the roof and elevated exterior areas of the property  the parts that are difficult, unsafe, or impossible to reach adequately from the ground or a standard ladder. This includes every slope and surface of the roof, roof valleys, ridge caps, chimney caps and crowns, all roof penetrations such as vents, skylights, and pipe flashings, gutters and downspouts along their full length, upper sections of exterior siding and fascia, and any elevated decks or balconies where top-down imaging adds value. The drone captures high-resolution photographs and video of all these areas, which become part of your inspection documentation.

A traditional roof inspection relies on what an inspector can see from the ground with binoculars, or from the edge of the roof using a ladder. On a steep-pitched roof, a two-story colonial, or any property where safe ladder access to the full roof surface is not possible, significant portions of the roof simply cannot be adequately evaluated by conventional means. Our drone eliminates that limitation. It flies above the roof surface and photographs every section from directly above capturing cracked ridge caps, lifted shingles, deteriorated flashing, and soft spots that are completely invisible from the ground, and that a safety-conscious inspector will not risk a ladder to reach.

Drone inspection is available as an add-on service to your standard home inspection. When you contact us to schedule, let us know you want drone inspection included and we will confirm the additional cost at that time. We recommend adding drone inspection to any property with a steep-pitched roof, a multi-story structure where ground-level observation is limited, flat-roof sections, solar panels, or a chimney that is not safely accessible by ladder. If we arrive at the property and determine that the roof is safely and fully accessible by ladder, we will discuss with you whether the drone adds meaningful value before proceeding.

We monitor weather conditions closely for every scheduled inspection. Strong winds above approximately 25 mph, rain, heavy fog, or other conditions that affect drone safety or image quality prevent drone operation and we will not fly in unsafe conditions. If weather prevents drone operation on your scheduled inspection day, we conduct the standard ground-level roof evaluation and schedule a drone follow-up session at no additional charge as soon as conditions allow. We communicate proactively about any weather concerns before your inspection day.

Yes. All drone photographs and video footage captured during your inspection are included in your inspection report and delivered to you the same day. The aerial images are embedded directly in the report alongside the written findings, so you have full context for every photograph. You also receive the raw image files so you can share them with contractors, attorneys, or anyone else involved in your transaction. The footage is yours it is part of what you are paying for.

Drone inspection provides the most significant additional value on properties where conventional roof access is limited or impossible. This includes: steep-pitched roofs where walking the surface is not safe, two-story or taller homes where ladder access covers only a portion of the roof, properties with slate, tile, or metal roofing where walking the surface risks damage, commercial flat roofs where membrane condition must be assessed across the full area, homes with solar panel arrays where panel condition and mounting hardware need to be evaluated, and any property where the chimney or dormers are at an elevation that makes close examination difficult.
