Residential Home inspection NJ
Residential Home Inspection in Hawthorne, NJ and Passaic County
A home inspection is not a pass/fail test, it’s a detailed evaluation of a property’s condition at a specific point in time. As a buyer, it’s your opportunity to understand exactly what you’re purchasing before you hand over the biggest check of your life. As a seller, a pre-listing inspection removes surprises and puts you in a stronger negotiating position.
At Fresh Home Inspection, every residential inspection is conducted by Adnan Arslan, a licensed NJ home inspector who covers every accessible system and component of the home, from the foundation to the roof ridge.

The Inspection Report
Your inspection report is delivered electronically on the same day as the inspection. It includes:
- Clear descriptions of every finding, categorized by severity
- Photographs of every issue identified, with location context
- A summary section highlighting the most significant concerns
- Recommendations for repair, further evaluation, or maintenance
How to Prepare for Your Inspection
For buyer inspections, try to be present for the full inspection your inspector can explain findings in real time and answer questions as they arise. The inspection typically takes 2.5 to 4 hours depending on the size and condition of the home.
If you are a seller preparing for a pre-listing inspection, ensure all areas of the home are accessible: attic hatch, basement, electrical panel, and utility areas. Having maintenance records for HVAC, roof, and major systems available is also helpful.
Frequently Asked Questions — Residential Home Inspection in NJ
How long does a residential home inspection take in NJ?
Do I need to be present during the home inspection?
You are not legally required to be present, but we strongly recommend it. Being there allows you to ask questions in real time, see issues firsthand rather than reading about them later, and understand the context behind every finding. The walk-through with your inspector is often the most valuable part of the entire process. Many clients find that an hour of direct explanation from their inspector teaches them more about the property than weeks of research could. If you cannot be present for the full inspection, try to arrive for the last 30 minutes when we walk through the major findings together.
What is NOT covered in a standard home inspection?
How soon will I receive my inspection report?
Your inspection report is delivered electronically the same day as the inspection, typically within 2 to 4 hours of completion. The report includes photographs of every finding, clear written descriptions organized by building system, and a priority summary identifying the most significant concerns. You will not be waiting 48 hours to find out what your inspector found in a real estate transaction, that waiting time creates unnecessary stress and can compress your negotiation window.
Can I use the inspection report to negotiate with the seller?
Yes and this is one of the primary practical purposes of the inspection report during a real estate purchase. When findings are documented in a professional written report with photographs, they carry weight in negotiation that a verbal mention does not. Your attorney and your buyer’s representative can use the report to formally request repairs, a repair credit, or a price reduction. We write every report in clear, factual language specifically because buyers need to share these reports with sellers, attorneys, and contractors.
If the inspection finds major issues, should I walk away from the purchase?
Not necessarily and this is one of the most important conversations to have with your inspector. Very few home inspections come back with nothing to note, and a report full of findings does not automatically mean the property is a bad purchase. What matters is the nature, severity, and cost of the findings. Some issues are serious safety or structural concerns that warrant careful consideration. Others are routine maintenance items that every home of that age and type will have. Part of our job is helping you understand which category each finding falls into, so you can make a rational, informed decision rather than an emotional one.
