A well-maintained 1,500 square foot home built in the 1990s will typically take around 2.5 hours. An older 3,000 square foot property with a basement, crawlspace, detached garage, and multiple outbuildings can take 4 hours or longer. We never rush an inspection to fit a schedule every inspection takes as long as the property requires

You are not legally required to be present, but we strongly recommend it. Being there allows you to ask questions in real time, see issues firsthand rather than reading about them later, and understand the context behind every finding. The walk-through with your inspector is often the most valuable part of the entire process. Many clients find that an hour of direct explanation from their inspector teaches them more about the property than weeks of research could. If you cannot be present for the full inspection, try to arrive for the last 30 minutes when we walk through the major findings together.

A standard home inspection covers all visible and accessible systems and components of the property. It does not include: testing for mold, lead paint, asbestos, or underground oil tanks these require specialized testing beyond the scope of a general inspection. We also do not inspect systems that are not accessible, turned off, or winterized at the time of the inspection. Swimming pools, septic systems, private wells, and solar panels may require specialist evaluation. If we encounter anything that suggests further specialist investigation is warranted, we document it clearly in the report and explain why.
